The standard procedure of getting your building from sketch form to built works involves a number of steps. Outlined below is our general method of operation. | ||
DESIGN BRIEF Loose freehand sketches of various possibilities, exploring every option that may throw light on the eventual solution. Design parameters are established by you and the architect, and any special requirements or details are formulated. This early work is done on an hourly rate. |

PRELIMINARY SKETCH PLANS (PSPs)The initial design stage - usually two or three options are presented for your consideration. Minimal detail is shown at this stage, and costings are only indicative. |

FINAL SKETCH PLANS (FSPs)The best option chosen from the PSP stage by you is developed further with additional detail shown. Any final changes you wish to make to the design are made at this stage. Drawings are then made ready for submission for Planning (Design & Siting) approvals with site plans, floor plans, section & elevations and external colour selection. A more accurate opinion of probable cost is derived. |

WORKING DRAWINGS (WDs) & SPECIFICATIONOnce approval is obtained from ACTPLA, the drawings are further developed to include structural details, schedules for doors & windows, joinery details, internal elevations and so on. A written specification is compiled that details work procedures for the builder and lists schedules of materials and finishes. An updated opinion of probable cost is provided. |

TENDERINGThis stage involves finding a builder to do the job. The tender process starts with selecting a group of reputable building firms, who are issued with identical documents and asked to provide a price. Alternatively, you may have a builder already designated for the job, in which case, the building work can proceed as soon as convenient for both parties. |

CONTRACT ADMINISTRATION Throughout the building process, we manage all related administration and provide partial (weekly visits) supervision or inspections. This covers Progress Certificates for staged payment of the builder, Time Extension certificates where necessary, design changes, negotiating prices for variations, and so on. We keep in close liaison with the builder, subcontractors, suppliers & manufacturers and the authorities at all times to eliminate snags and make the process flow smoothly. We continuously update you with what goes on. |
