The site opened onto a cycleway and open space, giving some scope to build closer to the boundary than usual.	A parents' retreat and rumpus room were squeezed into the envelope available for development.

We got very close to the boundaries.	Sun studies were done to determine the effect of the new buildings shadows on the adjacent open space in mid winter.





Temporary fencing is up with construction work about to start.	Excavation for the garage.





Underpinning of the existing building was necessary	Footings prepared and slab preparation underway
